I dunno guys, I'm pretty bearish on Vancouver prices. I don't teach my students too much of this... but I could easily see a 20-30% correction. Our Bank of Canada chief is making it sound like he'd never raise interest rates but all signs point to it happening within a year or two. The US is starting to really heat up and and I don't think he'll be able to maintain the status quo. He wants to drive the dollar even further down but I think he's too dovish to do it.
If rates go up it'll cause prices to fall enough to make it affordable to the average Vancouverite without $100k downpayments from mom & dad.
However, if that happens it'll probably destroy the economy. Pick your poison, I guess...

Maybe if it screws our economy it'll finally teach all levels of government not to be so reliant on resource exploitation and property development.

Well thankfully they cancelled the Immigrant Investor Program and China and Canada recently signed an agreement where they'll be sharing way more info about money being transferred from one country to the other (trying to snoop out money laundering and tax fraud, etc). I'm cautiously optimistic about the future. Anyways this is neither here nor there for the TF board.
But yeah, it's tough trying to convince my fiancee to hold out and not get a million dollar mortgage for some crappy teardown in Van.
Meanwhile... ugh be careful with Leo Dux when transforming him. I somehow scratched off some of his bot-mode visor!

My solution to house affordability is I live in the Fraser valley and not in Vancouver I don't know how anyone can afford a place in Vancouver if your wage is anywhere close to or even less than 100k a year.

I've been apartment shopping in Vancouver for the last two months, and I have no idea how any Vancouver TF collectors manage to find enough space for a collection in a Vancouver apartment. There doesn't seem to be any room for any furniture beyond the basics - certainly no space for multiple bookcases or wall-secured Detolfs. Even the two-bedroom places tend to have have tiny second bedrooms. How do you guys do it?

Maybe one bedrooms that're comparative in size to small/medium size two bedrooms, and or places without a 2nd bathroom? Either that or their entire apartment is the mancave hah.

We got lucky and are renting an older 650 sqft 1 bedroom apartment. We have 2 Billys and a 4x4 Expedit in the living room and a 5x5 Expedit as a headboard and another Billy in the bedroom, in addition to the usual stuff you'd find in any apartment. It's cosy, but it works. There are outdated pics in the link in my signature, actually. But I guess they don't really show much of the room, lol.
Back when I was hunting I'd see a lot of places with one of those tiny den/office flex spaces too, those could probably fit a couple bookcases and make a modest mancave.
